Construction Management Services
III. CONSTRUCTION PHASE
Supervision and Inspection
  • Supervise the construction of the work through the completion and shall see that the work performed by the contractor is in general accordance with the contract documents.
  • Perform field inspection and monitor the progress of the work covered by the contract.
  • Oversee the Quality Assurance/Quality Control of the work.
  • Call job site coordination meetings with contractors, subcontractors and material suppliers as deemed necessary for the proper supervision and inspection of the work.
  • Prepare meeting minutes.
  • Review and process Bulletins, RFI's and Submittals.
  • Review plans and specifications and coordinate with Project Architects & Engineering Consultants as to submittals, design clarification, change orders, bulletins, RFI's and see to the execution of the work.
  • Prepare daily construction reports.
  • Prepare monthly Management Information Control System (MISC) Report.

Documents Control

  • Organize effective filing systems for plans and record documents.
  • Prepare project procedures manual.

Schedule Control

  • CPM scheduling.
  • Review and evaluate detailed construction schedule for conformance with the specified contract duration.
  • Review/evaluate reports pertaining to the monetary value of activities and the number of manpower units by the general contractor and subcontractors.
  • Prepare RACS (Resources Allocation Control System).
  • Update Construction CPM Schedule.
  • Delay and Claims Analyses.

Budget Control

  • Estimating
  • Review cost data and schedule of value breakdown
  • Change Order Review / Process
  • Evaluate/process contractor's application for progress and final payments.
  • Prepare Cost Reports and Indicated Outcome Reports (IOR).

Project Closeout

  • Coordinate with the designers, owner and City Inspectors as to the final acceptance of the project.
  • Coordinate the final completion of the punchlist.
  • Review and coordinate as -built drawings with the designers.
  • Coordinate the training of maintenance personnel by contractors.
  • Coordinate the submission of Operation & Maintenance Manuals, Warranty, Guaranty and Attic Stock.
